Walkable in pockets, especially around the lake. You will still drive for many errands.

What's walkable: The loop around Sloan's Lake, West Colfax Avenue along the south side, and the small commercial streets in Edgewater across Sheridan Boulevard.

Approximate, at normal (non-rush) traffic. Rush hour, weekend mountain traffic and snow can add a lot.

Transit

No rail right at the lake. W Line light rail stations south of Colfax (Perry and Sheridan) are a short bike ride or drive away, with service to Union Station and Golden. RTD buses run on Colfax and Sheridan.

What it's like

Built around one of Denver's largest lakes, with a paved loop that is busy with walkers, runners and bikes. There are a lot of newer townhomes and condos here, mixed with older homes on the side streets.

What homes cost

Median sale price over the three months ending September 2026, as shown on Redfin in November 2026. Medians move every month and swing a lot where there are few sales.

Good fit if

People who want a big park and lake as their backyard and a short drive to both downtown and Golden.

Maybe not if

People who want to walk to everything every day, or who are looking for a large lot.
