What's walkable: City Park (with Ferril Lake, the Denver Zoo and the Denver Museum of Nature & Science), Montview Boulevard, and East 23rd Avenue.

Approximate, at normal (non-rush) traffic. Rush hour, weekend mountain traffic and snow can add a lot.

Transit

RTD buses run on Colfax Avenue and Colorado Boulevard. The A Line's 40th & Colorado station, on the north side, connects to Union Station and the airport.

What it's like

City Park is Denver's largest central park, with the zoo and the nature and science museum. Park Hill, to the east, has wide parkways and a mix of older brick homes, Tudors and bungalows. South Park Hill is the most established part.

What homes cost

Median sale price over the three months ending September 2026, as shown on Redfin in November 2026. Medians move every month and swing a lot where there are few sales.

Good fit if

People who want an established neighborhood near a big park, classic older homes, and a fairly easy drive to the airport and Anschutz.

Maybe not if

People working in Golden or Boulder, or who want to walk to everything.
