Is it walkable?

A small city where the commercial strip and Sloan's Lake are both walkable from many homes. You will still drive for bigger errands.

What's walkable: West 25th Avenue, Sheridan Boulevard, and the Sloan's Lake loop just across Sheridan.

Approximate, at normal (non-rush) traffic. Rush hour, weekend mountain traffic and snow can add a lot.

Transit

No rail inside Edgewater. The W Line's Sheridan station is a short drive or bike ride south, and RTD buses run on Sheridan Boulevard.

What it's like

Its own small city on the west side of Sloan's Lake, with a slower, neighborhood pace than the Denver side. Homes are mostly smaller older houses, with some newer townhomes.

What homes cost

Median sale price over the three months ending September 2026, as shown on Redfin in November 2026. Medians move every month and swing a lot where there are few sales.

Good fit if

People who want to be right next to Sloan's Lake, close to both downtown and Golden, for less than the Denver side of the lake.

Maybe not if

People who need a large house or lot.
